IRG specializes in the redevelopment and adaptive reuse of excess corporate real estate and manufacturing facilities, closed military and government facilities, underutilized corporate campuses, industrial parks, and large vacant buildings.  With a portfolio of over 50 million square feet within 70 projects across the United States, IRG is among the largest private owners of commercial and industrial properties in the country and is widely recognized as one of the leaders in repositioning under-performing assets through adaptive reuse.

IRG is unique in that it vertically integrates the real estate cycle.  IRG utilizes a large network of professionals that specialize in every phase of a real estate transaction, from acquisition and construction, to management and disposition.  And, as a private company, IRG can complete a transaction in just a fraction of the time it takes most other major developers.

IRG has recently purchased properties from such companies as General Motors, Spiegel, Northrop Grumman, Levi’s, United Technologies, US Army, and the Veterans Administration.  These properties generally range from 50 acres on upwards of 3,000 acres.  Project budgets can be as small as five to ten million dollars and as large as several hundred million dollars.

Additionally, IRG successfully transforms “brownfield” sites, sites that are environmentally contaminated and require clean-up.  Also, approximately 10% of IRG’s portfolio, or 5 million square feet of buildings, is historically preserved to SHPO or equivalent standards.
